About the Project
Mira Mar Residences is a transformative mixed-use redevelopment, blending historic preservation with new luxury high-rise construction on South Palm Avenue in downtown Sarasota. The project represents a unique integration of Sarasota’s architectural heritage with modern coastal living, delivering a landmark residential destination in one of the city’s most prominent corridors.

​Behind the restored historic frontage, the project includes two 18-story luxury condominium towers with about 70 estate-style residences. Expansive three- and four-bedroom units range from 3,200 to 6,000 square feet, each oriented to capture panoramic views of Sarasota Bay and the downtown skyline.
The ground level will activate the streetscape with a mix of retail and office space. Residents will enjoy a comprehensive, resort-style amenity program, including a sky lounge and rooftop social spaces, pool and landscaped lawn, state-of-the-art fitness and wellness center, private clubs and lounges, golf simulator and putting green, game and card rooms, art and music studios, and a dedicated kids’ club with family-focused amenities.

History
Originally constructed in 1922 during Sarasota’s land boom and now part of the city’s Downtown Historic District, the Mira Mar Plaza served as a defining cultural and social hub for the city. The complex represents one of the earliest large-scale residential developments associated with Sarasota’s land boom of the 1920s.
Although the buildings underwent extensive renovations during the early 1980s, resulting in the removal of most original architectural features, they continue to reflect the character and influence of the Mediterranean Revival style that helped define Sarasota’s historic architectural identity. The redevelopment preserves and restores this Mediterranean Revival structure, maintaining its iconic façade and character while repurposing the space for modern uses including retail, office, and amenity programming.

UPCOMING SITE ACTIVITIES

Clearing of onsite landscape areas and tree removal

Cutting and capping of all utility lines entering the site

Removal of non-historic storefront openings

Selective removal of interior non-load-bearing and non-historic items

Installation of helical piles for foundation repair and renovation
Noise Control

The majority of work on site occurs during the City of Sarasota’s regular construction hours from 6 am to 9 pm, Monday through Friday and on Saturdays as needed between the permitted hours. At times work may occur outside of these hours, by special permit.

Noise levels comply with the City of Sarasota limits set for construction activity.
Vibration Monitoring

There is continuous on-site vibration monitoring.
Dust Mitigation

Water is utilized for dust control, including:

Washing down equipment and wheel washes at site exits

Misting during demolition activities

Maintenance of stockpiles and work areas

Daily inspections are performed by Suffolk and demolition subcontractor to verify mitigation measures are working properly.

Adjustments to dust mitigation are implemented as needed due to weather patterns.
